Senator Peralta Calls on Governor Paterson to Sign Mortgage Bill of Rights Legislation Prompted by Record Number of Foreclosures

Senator Jose Peralta, Assemblymember Hakeem  Jeffries and Comptroller John Liu are calling on Governor Paterson to sign the Mortgage Bill of Rights  Legislation, requiring  mortgage lenders and brokers to provide consumers with a detailed  document explaining the mortgage process and consumer rights and protections.  This bill will ensure that consumers receive ample information before they begin the voluminous mortgage  process.

Senator Sampson Comments on Tax and Finance Regulation Concerning Tax Preparers

Senator John L. Sampson commented on a proposed rule issued by the State Tax and Finance Department entitled Consumer Bill of Rights Regarding Tax Preparers (TAF-07-09-11-P).  Senator Sampson asked the Department to revise the  rule to conform with statutory language by including the definition of a “refund anticipation check,” and the term “refund.”  In addition, Senator Sampson believed consumers may get confused about the regulation’s terms of refund, refund anticipation check and refund anticipation loan.  Senator Sampson asked the Department to make certain consumers are aware of the complete definitions of the terms and that they would be displayed on both the Tax and Finance web site and the Consumer Protection Board web site.

Legislature Bans Use of Harmful Chemical in Child Care Products

KLEIN FIGHTS FOR HOMEOWNERS AGAINST UNNECESSARY INSURANCE COSTS

Throggs Neck seniors Lenore and Dominick Marano avoided being charged more than a thousand dollars in unnecessary insurance costs thanks to State Senator Jeff Klein (D-Bronx/Westchester). Klein worked with the Maranos' mortgage lender to help fight a nearly $1,400 increase in their annual flood insurance premium.

 

This spring, the Maranos received a letter from their bank with whom they have a mortgage stating that their flood insurance had to be dramatically extended. The letter said that their yearly flood insurance premium would double. Upon receiving this information, the Maranos immediately contacted Senator Klein’s office.

KLEIN RESTORES OVERNIGHT TRANQUILITY TO MORRIS PARK STREET

Morris Park resident Jean Downey can finally sleep through the night, thanks to the work of State Senator Jeff Klein.

 

Last fall, Downey was constantly awoken by an extremely noisy outdoor HVAC unit at the Capital One Bank on Williamsbridge Road, which sits directly behind their home. Each night, the unit would loudly switch on and off multiple times between the hours of 1AM - 5AM.

The State Senate Democratic Majority Passes Bill Requiring a warning label on baby-bottles and sippy cups

(Albany, NY) The State Senate Democratic Majority has passed legislation sponsored by State Senator Jose Peralta (D-Queens), Chair of the Consumer Protection Committee, requiring baby-bottles and sippy cups to carry a label warning consumers of the potential hazard of early childhood tooth decay and other dental issues resulting from the use of these products.

The sippy cup is often used for prolonged periods of time, including time spent sleeping and as use as a pacifier. During that time, sugary beverages other than water can pool in the child's mouth causing tooth decay.

Peralta Passes Bill - Requires Landlords to Disclose Bed Bug History To Potential Tenants

(Albany, NY) The Senate Democratic Majority has passed legislation (S8130), sponsored by Senator José Peralta (D-Queens), to protect tenants from unknowingly moving into a property with a history of bed bug infestations. This legislation requires property owners or landlords within New York City to disclose infestation history to potential tenants prior to leasing.

According to the National Pest Management Association, bedbug complaints have increased 50 fold over the last five years, appearing in apartments, mansions and dormitories in nearly every corner of the nation

State Senator and Deputy Majority Leader Jeff Klein (D-Bronx/Westchester) announced on Thursday that the Senate passed his legislation to establish a uniform, state-wide grading system for restaurants. Klein’s bill (S.8171) would require the NYS Commissioner of Health to establish a uniform letter grading system of “A,” “B,” and “C” to classify restaurant inspection results and mandate that restaurants prominently display their letter grade for patrons.
