AN ACT to direct the commissioner of general services to purchase
certain properties in the town of Oyster Bay
THE PEOPLE OF THE STATE OF NEW YORK, REPRESENTED IN SENATE AND ASSEM-
BLY, DO ENACT AS FOLLOWS:
Section 1. Notwithstanding any other provision of law to the contrary,
the commissioner of general services is hereby authorized and directed
to purchase the following parcel of land for fair market value from the
town of Oyster Bay.
Such parcel includes:
Land commonly known as Goat Hill, Pine Hollow Road in East Norwich,
Section 24, Block B, Lot 377, constituting 43.21 acres:
All of the undivided one-half interest in the following described
premises:
ALL That certain plot, piece or parcel of land, with the buildings and
improvements thereon erected, situate, lying and being at East Norwich,
in the Town of Oyster Bay, County of Nassau and State of New York,
bounded and described as follows: BEGINNING at a point on the easterly
line of Terrace Lane, said point being 321.91 feet northerly from the
terminus of an arc connecting the northerly line of Lawn Lane with the
easterly line of Terrace Lane; running thence northerly along the east-
erly line of Terrace Lane; the following five (5) courses and distances:
(1) North 13 degrees 13 minutes 00 seconds west, 411.26 feet. (2)
along a curve to the right having a radius of 153.92 feet and a length
of 124.93 feet. (3) North 33 degrees 17 minutes 20 seconds east 49.53
feet. (4) along a curve to the left having a radius of 309.96 feet and
a length of 292.94 feet. (5) North 20 degrees 51 minutes 40 seconds west
273.60 feet to a point; running thence westerly along the northerly line
of Hillcrest Lane south 69 degrees 08 minutes 20 seconds west, 152.00
feet to a point; running thence northerly along the division line

of land now or formerly of Pine Hollow Sand and Gravel Co., the follow-
ing nine (9) courses and distances: (1) South 86 degrees 02 minutes 10
seconds east, 422.71 feet. (2) South 85 degrees 50 minutes 54 seconds
east, 758.60 feet. (3) North 8 degrees 39 minutes 50 seconds east,
160.27 feet. (4) North 89 degrees 59 minutes 30 seconds east 38.00 feet.
(5) South 48 degrees 26 minutes 10 seconds east, 86.92 feet. (6) South
81 degrees 39 minutes 10 seconds east 83.52 feet. (7) South 87 degrees

37 minutes 30 seconds west 747.24 feet. (3) South 13 degrees 06 minutes
00 seconds west 283.83 feet. (4) South 15 degrees 25 minutes 10 seconds
west 169.64 feet to a point; running thence southwesterly along the
division line between the Incorporated Village of Upper Brookville on
the south and the Town of Oyster Bay on the north, the following six
courses and distances: (1) North 72 degrees 50 minutes 10 seconds west
26.84 feet. (2) South 40 degrees 31 minutes 50 seconds west 323.08 feet.
(3) South 62 degrees 25 minutes 50 seconds west 102.50 feet. (4) South
47 degrees 53 minutes 50 seconds west 91.00 feet. (5) South 41 degrees
09 minutes 40 seconds west 62.89 feet. (6) North 71 degrees 56 minutes
00 seconds west 646.77 feet (actual) 626 feet (deed) to the point or
place of beginning.
§ 2. Subject to the provisions of this act, the town of Oyster Bay,
acting by and through its governing body, is hereby authorized to
discontinue as parklands and alienate the lands more particularly
described in section three of this act, and to grant an access easement
over such parklands at fair market value and upon such other terms and
conditions as determined by the governing body of the town of Oyster Bay
to the state of New York.
§ 3. The authorization provided in section two of this act shall be
effective only upon the condition that the town of Oyster Bay dedicate
an amount equal to or greater than the fair market value of the easement
interest being alienated pursuant to section two of this act to the
acquisition of new parklands and/or improvements to existing parklands.
Land commonly known as Washington Avenue, in Plainview, Section 13,
Block B, Lot 354, constituting 9 acres:

All that certain plot, piece or parcel of land, situate, lying and
being at Plainview, Town of Oyster Bay, County of Nassau and State of
New York, said parcel being more particularly described as follows:
COMMENCING at a point formed by the intersection of the old northerly
line of the Long Island Expressway-North Service Road with the westerly
line of Round Swamp Road;
RUNNING THENCE from said point of commencement the following two (2)
courses:
1. THENCE N 63°-27'-35" W a distance of 200.05 feet as measured along
said old northerly line of the Long Island Expressway-North Service Road
to the division line between Nassau County and Suffolk County (also

being the division line between the Town of Oyster Bay and Town of Hunt-
ington);
2. THENCE N 00°-05'-04" E a distance of 2090.85 feet along said divi-
sion line to the true point of beginning;
CONTINUING from said point of beginning the following ten (10) cours-
es, the first four courses being along the southerly line of the parcel
described herein;
1. THENCE N 46°-28'-12"W a distance of 166.54 feet;
2. THENCE N 77°-34'-36"W a distance of 94.46 feet;
3. THENCE S 87°-47'-32"W a distance of 130.12 feet;
4. THENCE N 89°-54'-32"W a distance of 442.87 feet;
5. THENCE N 41°-03'-30"E a distance of 307.43 feet;
6. THENCE N 35°-43'-20"E a distance of 330.18 feet;
7. THENCE N 28°-31'-40"E a distance of 30.42 feet;
8. THENCE N 40°-37'-00"E a distance of 424.25 feet;
9. THENCE N 43°-30'-00"E a distance of 148.28 feet to the division
line between Nassau County and Suffolk County (also being the division
line between the Town of Oyster Bay and Town of Huntington);
10. THENCE S 00°-05'-04"W a distance of 1086.92 feet along said divi-
sion line to the point or place of beginning.
Containing within said bounds 9.00 acres more or less.
§ 4. In the event that the town of Oyster Bay received any funding,
support or assistance from the federal government for the purchase,
maintenance or improvement of the parkland set forth in section three of
this act, the discontinuance and alienation of such parkland authorized
by the provisions of section three of this act shall not occur until the
town of Oyster Bay has complied with any federal requirements pertaining
to the alienation or conversion of such parklands, including satisfying
the secretary of the interior that the alienation or conversion complies
with all conditions which the secretary of the interior deems necessary
to assure the substitution of other lands shall be equivalent in fair
market value and usefulness to the lands being alienated or conveyed.
§ 5. This act shall take effect immediately.
