BILL NUMBER: S5683 SPONSOR: COMRIE TITLE OF BILL: An act to amend the real property law, in relation to eliminating unreasonable fees levied on tenants for reproductions of keys PURPOSE OR GENERAL IDEA OF BILL: This bill will ensure that landlords do not charge unreasonable prices (envisioned as more than 110% of costs) for copying keys for tenants. SUMMARY OF PROVISIONS: This bill creates a new section 235-h of the real property law, stating that landlords cannot charge tenants more than 110% of the actual expenses incurred in creating copies of keys. COMRIE -- read twice and ordered printed, and when printed to be committed to the Committee on Judiciary AN ACT to amend the real property law, in relation to eliminating unrea- sonable fees levied on tenants for reproductions of keys THE PEOPLE OF THE STATE OF NEW YORK, REPRESENTED IN SENATE AND ASSEM- BLY, DO ENACT AS FOLLOWS: Section 1. The real property law is amended by adding a new section 235-h to read as follows: § 235-H. UNREASONABLE TENANT FEES FOR REPRODUCTIONS OF KEYS. A LAND- LORD SHALL NOT CHARGE TENANTS FEES GREATER THAN ONE HUNDRED TEN PERCENT OF ACTUAL EXPENSES INCURRED IN THE REPRODUCTION OF KEYS TO A SINGLE DWELLING. § 2.
