 AN ACT to amend the real property law, in relation to eliminating unrea-
   sonable fees levied on tenants for reproductions of keys
 
   THE PEOPLE OF THE STATE OF NEW YORK, REPRESENTED IN SENATE AND  ASSEM-
 BLY, DO ENACT AS FOLLOWS:
 
   Section  1.  The  real property law is amended by adding a new section
 235-i to read as follows:
   § 235-I. UNREASONABLE TENANT FEES FOR REPRODUCTIONS OF KEYS.  A  LAND-
 LORD  SHALL  NOT CHARGE A TENANT A FEE FOR THE REPRODUCTION OF KEYS TO A
 SINGLE DWELLING GREATER THAN ONE HUNDRED TEN PERCENT OF THE ACTUAL  COST
 OF  REPRODUCTION,  PROVIDED  SUCH LIMITATION SHALL NOT APPLY IF A TENANT
 REQUIRES THE REPRODUCTION OF KEYS FOR A SINGLE DWELLING MORE THAN  THREE
 TIMES IN A CALENDAR YEAR.
   § 2. This act shall take effect immediately.
