Bill A4120 I disagree with. I am surprised at 45 -14. This bill will hurt rental property owners and not help. This bill opens the door for people on public assistance to live rent free for months. If a person that is on public assistance uses a voucher to rent a place then violates or loses public assistance for some reason or another. That person can now live in the place for 3 to 4 months or longer, rent free when the landlord or property manager tries to evict the individual. The property owner will lose money. This process can be repeated. What protection does the property owner have? Property owners should be able to approve rental applications based on the ability to pay for the rental. If a person does not make enough money to pay for the rent and when such a housing subsidy or voucher is provided the provider should have to co-sign a lease on behalf of the individual so that property owners are protected from loss.
