Sen. Canzoneri-Fitzpatrick, Local Leaders Oppose REVIVE Act, Warn of State Overreach & Defend Local Control

ALBANY, NY - Senator Patricia Canzoneri-Fitzpatrick along with Town of Hempstead Supervisor John Ferretti, Assembly Minority Leader Ed Ra, Assemblyman Ari Brown and colleagues in the Senate Republican and Assembly Republican Conferences, stood in opposition to the REVIVE Act. This legislation would fast-track high-density housing developments while stripping local communities of their ability to shape what gets built in their neighborhoods.
The proposal would create a statewide “as-of-right” pathway allowing developers to convert certain commercial properties, including shopping centers, parking lots, and office parks, into high-density residential or mixed-use developments, regardless of existing local zoning. Under the bill, municipalities would be required to approve qualifying projects within an expedited timeline, or risk automatic approval.
“As we’ve seen time and time again, Albany continues to push policies that ignore the unique character and needs of our local communities. This proposal forces density, overrides local zoning, and fast-tracks large-scale development without meaningful input from the people who actually live there. It strips local control, imposes one-size-fits-all mandates, and overrides the voices of residents who know their neighborhoods best. Nassau County is not the sixth borough of New York City, and our communities should not be treated like it. Local governments must retain the ability to make decisions that reflect the character, needs, and priorities of the people they serve,” said Senator Canzoneri-Fitzpatrick.
Senator Canzoneri-Fitzpatrick emphasized that addressing New York’s housing challenges should not come at the expense of local decision-making or community input, and that any meaningful solution must respect the role of municipalities in shaping responsible, sustainable growth.
